I may not be your typical real estate broker, but I will shoot it to you straight. I provide facts and data to make sound financial decisions. I’m not a bullshitter and I don’t give off the “used car salesman” vibe. No offense to used cars salesmen. The point is I want what’s best for my clients and their future.
The value of a good real estate broker
My dream of home ownership finally came true on December 1, 2011. That’s the day we closed on our first home. It took us almost 3 months to close. These days, it’s hard to imagine a seller waiting over a month for a buyer to get their financing in order. But that was 2011. Since it was our first time buying a house, and I had no idea what I was doing. If I knew then, even a quarter of what I know now, the first thing I would have done is to find a great real estate broker. A competent broker not only helps find your home, but guides you through every step of the process, from start to finish. I would have known that I needed to get pre-approved(not just pre-qualified) for a mortgage loan, before I even started looking, much less making an offer. We even ended up having the listing agent write up our offer for the house, which is not usually in the buyer’s best interest. Again, if we would have had broker representation from the beginning, we wouldn’t have had to worry about that.
When we decided to sell our house, we certainly pondered the idea of trying to sell without an agent. A FSBO(for sale by owner) as its known, seems attractive to save on some commission cost. But the value of a good listing agent certainly became apparent very quickly. Besides getting your home listed on the MLS for every buyers agent in the area to see, the indispensable guidance once again comes into play. Besides advice for preparation, marketing, showing the house, negotiating, and choosing the most qualified buyer, there’s another service a listing agent provides: in-depth comparative market analysis. This is not the same thing as a “Zestimate.” Unless Zillow has been to your house and walked your neighborhood, thier estimate is more a guesstimate, and not completely accurate. It is extremely important to list your property for the right price. If you shoot too high, your house could sit on the market for months, while gradually reducing the price and looking desperate. Price too low and you’re leaving money on the table. Hoping for a bidding war inspired by a low price is a risky move, which I wouldn’t gamble with.
The bottom line is a confident and knowledgeable real estate broker is essential for a smooth transaction, and is mutually beneficial for both buyer and seller.
